POLICIES
HOLIDAY RATE APPLIES: Nov 26-29 / Dec 23-Jan 3 / Feb 13-17 / Jul 4-6 /   April 9 - 12 & on All 1 night reservations (If available)
(3 night minimum Thanksgiving / Christmas / Feb 13-17 / Mar 4-8 / Apr 9 - 12 / July 3-7 )
(1 nighters are Not Available during above Holidays)
PAYMENTS
50% deposit on all reserved items (Villa, Spa & Add-ons-tax & gratuity)
Balance due on morning of expected arrival & becomes non-refundable at that time. (See Exceptions Below)
EXCEPTIONS: 100% due on all 1 night reservations, 7 night "Condo Rate Reservations (payable by certified check only) & all Rescheduled reservations

TAX: Villas - 10%  / Add-Ons - 7% / Spa Services -No tax      20% gratuity is added to Spa Services & Food       25% is added to all catered functions
CANCELLATIONS
4 days or more prior to your expected arrival, a $35 processing fee applies. (See Exceptions Below)
Within 3 days, your cancellation fee is 1 Night plus 50% of reserved add-on items...
EXCEPTIONS: No shows, rescheduled reservations, 1 night reservations & "Condo Rate" reservations are all due in full & are
non refundable including all add-ons. "Condo Rate" Reschedules are not permitted once you are within 30 days.
IN ALL CASES
Refunds do not apply to those who violate any of our policies and are required to leave.
Sorry, no refunds are given for early departures, late arrivals, inclement weather, or if beach, fireplace, pool, cafe or other amenities are not available during
your stay. Cancellations due to hurricane evacuation of Flagler Beach or your town - Full Refund is given (or monies applied to new reservation if you choose)
Rates & policies may change without notice.
*Cancellation Policies differ on Multiple Villa reservations when a discount has been given for reserving all rooms - * See "Multiple Villa Discounts" below
GENERAL INFO
All Rates & Specials are based on 1 to 2 person occupancy - 2 night minimum
No Smoking permitted in our villas, cafe or courtyard. Smoking IS permitted on your private balcony, private patio or designated outside areas.
   Children over age 15 only / Absolutely no "Spring Breakers" unless accompanied by parents
To preserve the privacy of our paying guests, only those persons who are paying guests are permitted on Island Cottage property.
   Your rate, once reserved, is guaranteed. Future rate increases or "specials" will not effect your reservation.
If you are on a “special” rate or Package for a specified # of nights with

check-in on a certain day of the week, you will loose that “Special rate” if you alter any of the requirements for that special.
No check-ins on Thanksgiving Day, Easter, Christmas Day or Christmas Eve - 3 Night Minimum Feb 14 - 17, July 4 - 7
PETS:
Your small, well behaved dog is permitted in Bahamas Villa Only w/ restrictions. You Must advise us of your pet when reserving your Bahamas Villa

RESCHEDULING
If rescheduling when more than 4 days from expected arrival, a $35 rescheduling Fee applies. Your Deposit is non-refundable once rescheduled.
If you reschedule within 3 days of your expected arrival - 1 night Cancellation fee applies plus 50% of add-ons is non-refundable
(Does not apply to 1 night reservations or "Condo Rate" reservations or "Multiple Villa" Reservations which are non-refundable once reserved)

If reservation is cancelled by Island Cottage through no fault of your own & for reasons other than hurricane evacuation noted above,
your sole remedy is limited to reimbursement of monies paid on behalf of your cancelled reservation less any amt. for nights you have already stayed.
Persons under age 25 not accompanied by parents must show proof of marriage & driver’s licenses in order to stay at Island Cottage
We reserve the right to request Driver's/ Marriage License & Deny Access w/out refund if under our minimum age

MULTIPLE VILLA DISCOUNTS
25% off when all 9 rooms are reserved by 1 person - 2 night minimum
50% due when reserved (Check only) - - Balance due 30 days before expected arrival (Certified Check only)
100% due if you reserve within 30 days of expected arrival (Certified Check only)
Monies are non-refundable once received - reservations may only be rescheduled if 60 or more days from expected arrival - Payable in-full at that point
